From Weeks to Minutes: Faster Issue Resolution for a Century-Old Retrofit
Rodgers Construction uses the Resolve collaborative BIM platform to improve construction delivery outcomes. With Resolve's VR app they were able to detect issues earlier in their process and avoid delays.
Project:
New Library Construction & Historic Theater Retrofit
Size: 165,000 SF

Coordination, Reimagined
Rodgers Builders and their partners faced a challenge: simultaneously building a modern main library and renovating Spirit Square, a 100-year-old performance venue. The project demanded pinpoint coordination, from resolving above-ceiling MEP conflicts to optimizing security camera coverage and retrofitting vintage theaters with modern infrastructure.
Resolve brought clarity and alignment to a complex project with many collaborators, including R.J. Leeper Construction, Clark Nexsen, Snøhetta, and the client. From the start, everyone was open to collaborating and embraced Resolve-enhanced coordination. Rodgers Leeper, designers, subcontractors, and operations teams came together for VR walkthroughs before construction even began.
The result: smarter decisions, avoided rework, and lightning-fast resolution of issues.

Key Challenges Solved
- New construction and retrofit coordination of a century-old historic building
- Stakeholder engagement: security and maintenance teams needed early visibility into the design
- Delayed answers, expensive outcomes: RFI loops and a complex project slowed coordination and risked costly rework
Avoiding Rework & Preserving Quality
The team had their work cut out for them. The design was evolving rapidly due to unforeseen challenges and implementation of modern, rapidly changing technologies. On a traditional project, that pace would lead to confusion, misalignment, and delay-causing RFIs. But Rodgers Leeper was determined to stay on schedule.
They wanted to build fast and build right. To avoid costly construction issues and ensure long-term functionality, Rodgers Leeper aimed to deliver a facility that would last another century. To meet that standard without slowing down, they turned to Resolve.

Confidence Built on Collaboration
In addition to the design and construction teams, operations, including security and facilities maintenance, all took part in Resolve virtual inspections. The operations teams were able to validate equipment layouts and walk mechanical rooms virtually and early.
From Delays to Real-Time Decisions
In a single Resolve review, the team flagged a camera placement issue that would’ve previously triggered a lengthy RFI delay or worse. Instead, they caught the problem in-session, aligned with designers and the client, and made the change on the spot.
Key Issue Avoided: Redundant Camera Installations and Unused Electrical Boxes
In a VR walkthrough with the security team, Resolve helped the team discover overlapping fields of view that weren't clear in plans.
As a result, several unnecessary cameras were removed from the spec before installation, avoiding wasted labor and unused materials.
Early detection of this issue avoided over 3 weeks of delays.

More Than Just VR: Full Platform Coordination
In addition to the design and construction teams, operations—including security and facilities maintenance—all took part in Resolve virtual inspections. The operations teams were able to validate equipment layouts and walk mechanical rooms virtually and early.
By combining all parts of the platform, the entire team aligned faster, resolved more issues, and will complete this project with greater confidence. Rodgers Leeper, design team, subcontractors, and end users all came together to take their teamwork to the next level and drive successful outcomes for the client.
With Resolve, Rodgers Leeper aligned teams early, caught and rapidly resolved issues, and minimized delays, ultimately delivering a high-quality facility built to last the next 100 years.
